Job Description

Our client is the worlds’ largest poultry breading company with a proud history dating back almost 100 years.
For their UK headquarters we have an immediate vacancy for a Property Services Manager.
To support the Company on all matters relating to buildings, properties and maintenance to ensure compliance, best value and good facilities services.
Property portfolio includes 54 farms; 2 hatcheries, laboratory, distribution centre, offices and 23 dwelling house, contained within a 75 mile radius of Edinburgh.
You will:
Ensure compliance with planning, building warrant and SEPA procedures and liaise with authorities as appropriate on planning applications. Maintain comprehensive records of all properties, including plans, permissions, etc. Maintain compliance on Landlord Registration, Council Tax, etc.
Support Operations and Production Managers in delivering Capex and R & M plans, by providing property management expertise for the planning of all new builds, property upgrades and major repair works of existing facilities to meet agreed time, cost and quality standards.
Manage all repairs, maintenance and upgrade activities for all company properties, using a combination of the in-house trades team and external contractors, prioritising work to ensure both planned and emergency work are completed to the standards required.
Advise Senior Management team on all aspects of property services management.
Develop a network of suitably qualified professional consultants for property related matters, using them as appropriate on projects – e.g., property consultants; structural engineers; architects; surveyors, property lawyers; etc.
Maintain an active list of authorised contractors who comply with all relevant statutory and company requirements regarding health & safety, bio-security, etc.
Provide information and advice to ensure appropriate insurance cover for all properties owned or managed by the Company.
Liaise with the Health & Safety Adviser on matters related to the health & safety of new property projects and existing properties and facilities, ensuring compliance with legislation.
Coordinate the management of utilities contracts to achieve good value and service from suppliers, using brokerage services as necessary.
You will manage trades personnel which consists of Electricians, Joiners, Painters & Plumbers.
Be responsible for:
Direct control of trades team cost centre
Direct control of Newbridge facilities management cost centre (£1m)
Influence / indirect control of utilities contracts (circa £2m pa)
Capital projects of up to £5m

Specific Experience:
Experience of working on a broad range of construction projects up to at least £500k
A basic grounding in the planning process, including submitting planning applications
Knowledge of construction skills and methods
Experience of agricultural properties would be beneficial.
Qualifications in property related discipline and/or project management would be advantageous.
